## Common Commercial Boiler Problems in Toronto

Commercial boiler service calls cluster on the coldest mornings of the year. The boiler locks out at 5am. It short cycles on and off. Upper floors or far zones stay cold while the lobby overheats. A hydronic loop starts leaking. Or an inspector hangs an **Enbridge red tag** on the gas valve and the building has no heat.

Most of these problems are a mix of boiler and system. A boiler can be perfectly healthy while a failed **circulation pump** or air-bound **hydronic loop** leaves half the building cold. That is why we look at the whole heating plant, not only the boiler.

## Boiler Repair and Safety

Our TSSA G1 and G2 gas techs start with safety: combustion analysis, **venting** inspection, gas pressure, flame safeguard and low water cut-off testing. Common repairs include burners, igniters, flame sensors, gas valves, pressure switches and controls. All gas work follows **CSA B149.1**.

When an appliance is red-tagged, we repair or replace it to code and arrange re-inspection so the tag can be cleared. In winter, single-boiler buildings get a temporary boiler while the permanent fix is done.

## Condensing or Non-Condensing Boiler?

A **condensing boiler** can reach very high efficiency, but only when **return water temperature** is low enough for flue gas to condense. Buildings with low-temperature heating, radiant floors or proper outdoor reset get the full benefit. Older systems designed for high water temperatures may suit a **non-condensing boiler**, or a hybrid plant that uses condensing boilers in shoulder seasons.

### How much does a commercial boiler retrofit cost in Toronto?

Boiler retrofits run $15K-$80K depending on size, number of boilers, venting changes, pumps and controls. Larger plant room retrofits that include chillers and pumps run $75K-$300K. Enbridge incentives can offset part of a high-efficiency retrofit.

### Should I choose a condensing or non-condensing boiler?

Condensing boilers reach their efficiency only when return water is cool enough to condense flue gas, usually below about 55C. Buildings with low-temperature heating or good outdoor reset control benefit most. Older high-temperature systems may suit non-condensing boilers or a hybrid plant.

### What does an Enbridge red tag mean?

A red tag means the gas appliance was found unsafe and its gas supply was shut off or must stay off until repaired and inspected. Our TSSA G1 and G2 techs repair or replace the appliance to code so the tag can be cleared.

### Why does my boiler keep locking out on cold mornings?

Common causes are a dirty flame sensor, failing igniter, venting or combustion air problems, low water cut-off trips or gas pressure issues. Combustion analysis and a safety check find the cause.

### Why are some zones cold while others are fine?

Usually a failing circulation pump, air in the hydronic loop, a stuck zone valve or a balancing problem. Fixing the loop often matters more than the boiler itself.

### Can you keep the building heated during a boiler replacement?

Yes. Multi-boiler plants are replaced one boiler at a time. Single-boiler buildings get a temporary boiler during winter changeovers.

### Do you service hydronic pumps and controls too?

Yes. Pumps, VFDs, zone valves, expansion tanks, heat exchangers and boiler staging and outdoor reset controls are all part of hydronic service.

### Are boiler retrofits eligible for incentives?

High-efficiency boilers can qualify for Enbridge incentives, and pump VFDs can qualify for Save on Energy. We confirm eligibility and file the paperwork.

### Do you work to CSA B149.1?

Yes. All gas work is done by TSSA-licensed techs to the CSA B149.1 Natural Gas and Propane Installation Code.

### Do you offer boiler maintenance?

Yes. Annual combustion analysis, burner cleaning, safety testing and water treatment checks can be bundled with RTU and chiller maintenance in one contract.
