## Signs Your Tower's Mechanical Room Needs Work

High-rise mechanical room HVAC problems tend to show up in the suites first. Some units run cold while others overheat. Pumps get louder every year. Valves weep. The **reserve fund study** flags the pumps, boilers or chiller as end-of-life, and the board asks for a plan.

In Toronto condo and office towers, the **mechanical penthouse** or basement plant room holds the **circulation pumps**, heat exchangers, expansion tanks, boilers and chillers that serve every floor. When the **hydronic loop** is out of balance, no amount of thermostat adjusting in the suites will fix it.

## What Does a Mechanical Room Retrofit Include?

A typical retrofit covers some or all of:

- **Circulation pumps**, often replaced with variable speed pumps and VFDs
- Hydronic loop valves, strainers and balancing
- Plate heat exchangers and expansion tanks
- Boiler work by our TSSA G1 and G2 techs; see

    commercial boiler + hydronic service

    [/commercial-boiler-hydronic-toronto/ →](/commercial-boiler-hydronic-toronto/)

- Chiller repair or retube by CRE-ticketed techs; see

    commercial chiller service

    [/commercial-chiller-service-toronto/ →](/commercial-chiller-service-toronto/)

- **BAS** integration with **Siemens Desigo**, **Johnson Controls Metasys**, Honeywell or Delta

Retrofits run **$75K-$300K over 4-8 weeks**, depending on scope.

## How Are Tenants and the Board Kept Informed?

Boards approve capital work; residents live with it. We prepare:

1. A board-ready scope with price, schedule, equipment specs and sound data
2. **Status Certificate** review and strata-approved specs, with a 7 business day turnaround
3. Tenant notices for each phase, drafted for the manager to send
4. Written weekly progress reports
5. Attendance at board meetings when requested

## Can the Plant Stay Online During Work?

Usually, yes. We phase work system by system and bring in temporary pumps, boilers or chillers where needed. Schools are retrofitted over summer breaks, as with our Forest Hill school penthouse, which was back online before staff returned.

## PTAC and VTAC Programs

Many towers rely on **PTAC** and **VTAC** units in each suite. We run bulk replacement programs phased floor by floor, with consistent unit pricing and a written schedule to the board. Our Yonge-Eglinton 48-suite program followed exactly that approach.

### What does a mechanical room retrofit include?

Typically circulation pumps, hydronic loop valves and balancing, heat exchangers, expansion tanks, chiller or boiler work, and BAS controls. Scope depends on what the reserve fund study and our survey find. Retrofits run $75K-$300K over 4-8 weeks.

### How are tenants and the board kept informed?

We prepare a scope summary, schedule and equipment specs for the board, draft tenant notices for each phase, send written progress reports and attend board meetings when asked.

### Can the plant stay online during work?

In most cases, yes. We phase work by system and use temporary pumps, boilers or chillers where needed, so heat, cooling and domestic hot water keep running.

### Do you handle Status Certificates for condo projects?

Yes. Status Certificate review and strata-approved equipment specs are included on every condo tower project in Yorkville, Harbourfront, Liberty Village, King West and surrounding towers. Submission turnaround is 7 business days.

### Do you run PTAC and VTAC replacement programs?

Yes. Our Yonge-Eglinton 48-suite program was phased floor by floor with a written schedule to the board before work started. Bulk programs keep unit pricing and scheduling consistent.

### How much does a high-rise mechanical room retrofit cost?

Most run $75K-$300K over 4-8 weeks, depending on pump count, loop size, chiller or boiler work and controls. Chiller retubes and VFDs are priced separately when part of the scope.

### Can you integrate the plant with our building automation system?

Yes. We integrate pumps, chillers and boilers with Siemens Desigo, Johnson Controls Metasys, Honeywell and Delta systems, and set up alarms the board's property manager can see.

### Can work happen when the building is least busy?

Yes. Schools are done over summer breaks, as on our Forest Hill penthouse retrofit, and condo work is phased around heating and cooling seasons.
