Big Spaces, Big Units, Bigger Planning

A 20-ton RTU delivers about 240,000 BTU per hour of cooling. Units in the 15-25 ton range serve warehouse zones, big-box retail, distribution centres and large open floors across Scarborough, Mississauga and Brampton. The calls we get usually start with a zone that will not cool, a dual refrigeration circuit unit running on one circuit, or an old large unit that has reached the end.

At this size, the mechanical work is only part of the job. Weight, crane reach, structure and electrical capacity all have to be planned before anything is ordered.

What Makes Large RTU Installs Different

Structural engineer review

A 20-ton unit can weigh several thousand pounds. When it is heavier than the unit it replaces, or goes in a new spot, a structural engineer review comes first, with reinforcement designed and installed before the lift.

Crane rigging

Crane rigging for large units needs the right crane class, spreader bars and a lift plan. Industrial sites usually lift from the yard; sites on City of Toronto roads need ROW permits, which we file.

Dual circuits and controls

Large units typically carry two refrigeration circuits for redundancy and staging. DDC controls tie the unit into your BAS for schedules, alarms and demand control.

How Much Does a 20-Ton RTU Cost?

SizeInstalledTimeline
15-20 ton$32K-$58K7-10 days
25 ton + large$55K-$95K2-3 wks

Rebates are per ton, so large high-efficiency units can capture meaningful Save on Energy incentives. Adding a supply fan VFD can cut fan energy further; see VFD upgrades.

Quick Answers

Can one 20-ton unit replace two 10-ton units? Sometimes, but redundancy matters. Two units mean one failure does not take the whole space down. We weigh both options.

What about the electrical service? Large units may need a bigger disconnect or service upgrade, which our ESA-licensed crew handles and lists on the quote.

Scarborough 20-ton RTU with crane lift

A Scarborough warehouse needed a 20-ton unit on a roof that had not been checked for the added weight. We arranged a structural review, planned the crane lift and permits, and set the unit on the promised date. Startup and commissioning followed the same day, with readings documented for the owner.

Buyer questions

20-Ton RTU FAQs

How much does a 20-ton rooftop unit cost installed in Toronto?

15-20 ton units run $32K-$58K installed in 7-10 days, including crane and commissioning on standard roofs. Structural reinforcement, ROW permits and electrical upgrades are listed separately when needed. 25-ton and larger units run $55K-$95K.

How much cooling does a 20-ton unit provide?

About 240,000 BTU per hour. It suits warehouse zones, big-box retail and large open floors once the load is confirmed.

Does my roof need a structural review?

Often, yes, for 15-25 ton units, especially when a new unit is heavier than the old one or goes in a new location. We arrange a structural engineer review and any reinforcement before the lift.

What are dual refrigeration circuits?

Large units often have two independent refrigeration circuits. If one compressor or circuit fails, the other keeps running at partial capacity, which protects the space until the repair.

How long does a 20-ton install take?

7-10 business days from signed quote to startup in most cases, depending on equipment lead time, structural work and permits. The crane day itself is usually one day.

Can large units qualify for Save on Energy?

Yes. Rebates are per ton, so large high-efficiency units can capture meaningful incentives. Our 14-RTU Airport Rd program captured $87K.

Can the unit tie into our building automation system?

Yes. 20-ton units are DDC-ready and integrate with BACnet systems for scheduling, alarms and demand control.

Do you add VFDs to large RTUs?

Where supply fans run constant speed, a VFD retrofit at $8K-$40K per unit can cut fan energy and often qualifies for incentives.
