Cost drivers
What Moves a Commercial HVAC Quote Up or Down?
The ranges above are honest averages. These are the site conditions that push a job toward the top or bottom of each range.
Tonnage and unit type
A 3-ton gas/electric unit and a 20-ton dual-circuit packaged unit are different machines. Heat pump RTUs cost more up front and qualify for Enbridge HER+.
Crane reach and permits
Parking-lot lifts are simple. Downtown lifts over a street need ROW and street occupancy permits, traffic control and weekend windows.
Curb fit
A new unit on a matching curb is fast. Legacy York or Carrier footprints need a custom curb adapter, which we fabricate in-house.
Structure
Heavier replacement units, especially at 15-25 tons, may need a structural engineer review and reinforcement before the lift.
Electrical and controls
Service upgrades, new disconnects and BAS integration with Honeywell, Metasys or Desigo add cost but remove headaches later.
Rebate eligibility
High-efficiency equipment that qualifies for Save on Energy can take $200-$1,500 per ton off the final invoice.

Is there a fee for the site assessment?
There is no consult fee for an install, replacement or maintenance quote. Repair visits are billed as a diagnostic at $275-$425 in business hours, and you get a written tally before any repair work starts.
What is included in an installed RTU price?
Installed ranges cover the unit, crane, curb check, standard connections, startup and a commissioning report. Structural reinforcement, City of Toronto ROW permits, electrical service upgrades and custom curb adapters are shown as separate lines on the written quote when a site needs them.
How does the 25/50/25 payment schedule work?
25% is due when equipment is ordered, 50% on install day and the final 25% on commissioning sign-off. 94% of installs close out the commissioning payment within 10 days of startup. Commercial and PM accounts can use Net-30 terms.
How are Save on Energy rebates handled on the invoice?
We file the pre-audit and application before equipment is ordered. Once approved (4-8 weeks), the rebate of $200-$1,500 per ton is netted against your final invoice, so you pay the rebate-net price.
What are your hourly labour rates?
$185/hr in business hours, $280/hr after-hours and $425/hr on weekends. After-hours and weekend call-outs run $425-$650. R-410A refrigerant is $85/lb.
Do prices include HST?
No. Published prices are CAD before HST. Every written quote shows HST on its own line so the total is clear.
