Aging Rooftop Units in Scarborough? Here Is the Pattern

The local pattern

Repair or replace on a Golden Mile building that may be redeveloped

What you see: The RTUs are past 20 years and failing, but the owner does not want to fund new units on a building that could come down within the decade.

Why it happens here: The Golden Mile's commercial and industrial stock dates back to the 1950s boom along Eglinton Ave East, and the City's Golden Mile Secondary Plan now points much of that land at redevelopment.

What we do: We rank each unit, repair what can carry the building to its likely horizon, and phase replacements only where the payback fits, with Save on Energy filed on each phase.

01

Wrong diagnosis

A residential tech misreads a commercial economizer and replaces parts that did not need it. We megger windings and test controls before anyone quotes a compressor.

02

Wrong equipment match

A contractor quotes a 5-ton split when the roof needs a 10-ton packaged unit. Manual J/S sizing and a curb check come before the quote, not after the crane.

03

Wrong rebate math

Nobody files Save on Energy and the PM leaves $8K-$30K on the table. We lock the pre-approval before equipment is ordered and net it on the invoice.

How it works

How a Phased Retrofit Runs

Five steps, the same on every job, from a single compressor to a multi-unit program.

  1. 01

    Site assessment

A Red Seal lead walks the roof, reads nameplates, checks curbs, access and electrical, and logs every symptom.

  2. 02

    24-hr written quote

Parts, labour, crane, permit and HST on one line, plus the repair-vs-replace math when the unit is old.

  3. 03

    Rebate pre-approval

We file Save on Energy or Enbridge paperwork before equipment is ordered, so the rebate is locked in.

  4. 04

    Install / repair

WSIB crews, crane day and street-occupancy permits handled. Tenants get a schedule, not a surprise.

  5. 05

    Commissioning sign-off

Startup readings, controls check and a commissioning report you can file. Final 25% only after sign-off.

Standard 5-10 ton RTU: 3-5 business days from quote to startup.

Local logistics

Getting Around the East End

The district is inside our 2-4 hour GTA core response. Crews reach the Highway 401 industrial belt and the Town Centre from the 401, the Golden Mile along Eglinton Ave East from the DVP, and Agincourt and Malvern from the 401 and Sheppard.

The Eglinton Crosstown and ongoing road work along the Golden Mile can slow access, so crane days are planned with traffic in mind. Most industrial roofs off the 401 have yard access for cranes, and our 20-ton warehouse job was set by crane after a structural check with permits, lift and startup on the promised dates. Because the district is in the City of Toronto, cranes on municipal roads need City ROW permits, which we file.

Building familiarity

Golden Mile and 401 Building Stock

  • Golden Mile commercial buildings: older retail and office stock along Eglinton Ave East, many with commercial rooftop units past 15-20 years on legacy curbs.
  • Highway 401 industrial: warehouses and light industrial buildings with 15-25 ton packaged units, like the 20-ton unit we set by crane.
  • Town Centre area: retail, office and mixed-use with podium RTUs.
  • Agincourt and Malvern plazas: 3-10 ton RTUs over retail and restaurant tenants.

The pattern is aging equipment on curbs that new units do not fit. We phase replacements over months or seasons so tenants keep running, fabricate curb adapters in-house and coordinate crane days so a whole roof is not opened at once. Many York Sunline and Carrier units here are at end of life.

Seasons on these roofs

Seasonal Notes for Older Units

Older units fail first in the first heat wave and the first deep freeze, so phased programs here usually replace the worst units in spring and the next group in fall. Save on Energy pre-approval takes 4-8 weeks, so filing in winter sets up spring lifts. Industrial gas heat sections should be checked in October before warehouse doors start opening into cold weather.

Local questions

Scarborough Commercial RTU Questions

How fast is emergency response in Scarborough?

The district sits inside our GTA core, so a tech reaches the Golden Mile, Agincourt, Malvern and the 401 industrial belt in 2-4 hours after a 30-minute dispatch window, 24/7.

Should we replace RTUs on a Golden Mile building that may be redeveloped?

Not always. The City's Golden Mile Secondary Plan points much of the Eglinton Ave East corridor at redevelopment, so we rank units by risk and repair what can carry the building to its likely horizon. Replacement is quoted only where the payback fits.

Can you replace our old RTUs in phases?

Yes. We rank units by condition and risk, replace the worst first, and schedule the rest over the following seasons so tenants stay running and capex is spread out.

Our new RTU will not fit the old curb. What happens?

We fabricate custom curb adapters in our own shop and re-flash at the curb, so a new unit sits on the old opening without rebuilding the roof.

What does a 20-ton RTU cost in Scarborough?

15-20 ton units run $32K-$58K installed in 7-10 days with structural review and crane. Our 20-ton warehouse unit off the 401 was set by crane after a structural check.

Do you need a City permit for a crane lift off the 401?

If the crane sits on a City of Toronto road, yes: a ROW and street occupancy permit. Lifts from private industrial yards usually do not. We file whatever is needed as part of the quote.

Do you service York Predator and Sunline units?

Yes. We are an authorized York dealer for Predator, Sunline and Sun Choice units and plan replacements for legacy York equipment on Golden Mile and Agincourt roofs.

Do you service Golden Mile retail plazas?

Yes. Repairs, maintenance and replacement on 3-10 ton RTUs over retail and restaurant tenants along Eglinton Ave East.
