Signs Your Tower's Mechanical Room Needs Work
High-rise mechanical room HVAC problems tend to show up in the suites first. Some units run cold while others overheat. Pumps get louder every year. Valves weep. The reserve fund study flags the pumps, boilers or chiller as end-of-life, and the board asks for a plan.
In Toronto condo and office towers, the mechanical penthouse or basement plant room holds the circulation pumps, heat exchangers, expansion tanks, boilers and chillers that serve every floor. When the hydronic loop is out of balance, no amount of thermostat adjusting in the suites will fix it.
What Does a Mechanical Room Retrofit Include?
A typical retrofit covers some or all of:
- Circulation pumps, often replaced with variable speed pumps and VFDs
- Hydronic loop valves, strainers and balancing
- Plate heat exchangers and expansion tanks
- Boiler work by our TSSA G1 and G2 techs; see commercial boiler + hydronic service
- Chiller repair or retube by CRE-ticketed techs; see commercial chiller service
- BAS integration with Siemens Desigo, Johnson Controls Metasys, Honeywell or Delta
Retrofits run $75K-$300K over 4-8 weeks, depending on scope.
How Are Tenants and the Board Kept Informed?
Boards approve capital work; residents live with it. We prepare:
- A board-ready scope with price, schedule, equipment specs and sound data
- Status Certificate review and strata-approved specs, with a 7 business day turnaround
- Tenant notices for each phase, drafted for the manager to send
- Written weekly progress reports
- Attendance at board meetings when requested
Can the Plant Stay Online During Work?
Usually, yes. We phase work system by system and bring in temporary pumps, boilers or chillers where needed. Schools are retrofitted over summer breaks, as with our Forest Hill school penthouse, which was back online before staff returned.
PTAC and VTAC Programs
Many towers rely on PTAC and VTAC units in each suite. We run bulk replacement programs phased floor by floor, with consistent unit pricing and a written schedule to the board. Our Yonge-Eglinton 48-suite program followed exactly that approach.
Where We Work
We retrofit plant rooms in towers across Downtown Toronto (Yorkville, Harbourfront, King West, Liberty Village), North York (Willowdale, North York Centre) and Vaughan Metropolitan Centre podiums, plus the rooftop units and cooling towers above them. Pump and fan VFD upgrades are often part of the scope and can qualify for Save on Energy incentives.
